Value Adjustment Board

The purpose of the Value Adjustment Board is to hear appeals regarding denied exemptions, petitions relating to assessments, and appeals concerning ad valorem tax deferrals and classifications.

How the VAB Works

The Department of Revenue has a Value Adjustment Board website where you can find all relevant information for the unified, statewide processes and forms for Value Adjustment Boards.

The Seminole County Property Appraiser's Office also has useful information about property taxes, tax exemptions and the VAB.

For the most common types of petitions, you can now file your petition online and receive updates via our online portal.

What to File

To file a petition you need to fill out a form. Forms are available here at the DoR site. You will file one of the DR-486 forms with our office; exactly which form depends on the type of petition.

Solicitation for Special Magistrate Services for 2020 Tax Year has Ended

The Seminole County VAB is soliciting for qualified Special Magistrates for the 2020 tax year. Applicants must meet all requirements per Florida Statutes, Section 194.035.  If you are interested in applying, please download the application and submit it to the VAB Clerk no later than June 15, 2020.  Applications and supporting documentation can be emailed to or mailed to the Seminole County VAB Office at 1101 E. 1st Street, Room 2204, Sanford, FL 32771.  A listing of qualifications can be found here.
